The existing master-bedroom ensuite was original to a 1990s build — tired carpet (yes, carpet), a corner bath no one used, a loose toilet and grout that had given up. Client wanted a full strip-out and replacement with a clean, modern, marble-effect finish.
One bathroom house in use throughout. Scope creep risk — once we lifted the carpet the floor joists showed signs of historic water damage that needed addressing before any new floor went in.
Supply-and-fit package: we sourced the suite, the tiling, the vanity, the brassware and the flooring, priced and fixed. Floor joist repair added as a costed variation with evidence photos and client sign-off before work proceeded. Works phased so the client kept access to the main family bathroom throughout.
